                                                           Property Description:

The building was originally constructed in 1962 and was known as the Pleasant View School. The school was closed and the property was sold to a business known as Sea Eagle Machine & Grinding. That business operated under a special zoning use permit on the property which is zoned A-1 Agriculture. The brick school building structure has been modified from its original 8-classroom floor plan to accommodate the operation of the machine shop enterprise. Overhead doors have been added. The land area is 300’ x 500’ and located at the corner of Pleasant View Road and Guth Road approximately one mile East and one mile South of Washington, Illinois. Sold “as is”. By registering to bid at this auction, you will be agreeing to the following Terms of Sale. Please read the terms because the terms may vary according to the auction:

Terms of Sale on Real Estate:  An earnest money deposit in the amount of 10% of the selling price in cash or guaranteed funds will be required on day of sale, and the balance will be due in cash or guaranteed funds at closing within 60 days of acceptance.  The successful bidder will pay a 10% Buyer Fee in addition to the bid price on the real estate, and the Buyer Fee will be added to the bid price to arrive at the total selling price in the contract of sale. Title will be conveyed by deed subject to all restrictions, reservations, easements of record, and zoning laws, but free of encumbrance except for taxes subject to assessment for 2008 and subsequent to be assumed by buyer. Seller will furnish guaranty title insurance in the amount of the purchase price. Possession will be at closing. The successful bidder will enter into a contract of sale at the auction. The contract will not be contingent upon financing. A copy of the sales contract will be posted on the premises for review before the auction sale. The sale is subject to the confirmation of the Seller and lienholders. The property is being sold in an "as is" condition and “with all faults known and unknown”; any inspections of the property must be made before the auction. Contact the Auctioneer for showing. Any announcements made day of sale will take precedence over prior advertising and printed matter.
